Project Description

The Rowat Lofts sit on the site formally occupied by Rowat Cut Stone & Marble, within the “Market District,” a historically industrial area of downtown Des Moines, Iowa. To reestablish urban connections and rebuild the Market District of the East Village, the Rowat Lofts help create a center for urban living in downtown Des Moines. Given the site’s unique industrial / manufacturing history as Rowat Cut Stone & Marble and proximity to the restored historical landmark of the Des Moines Heritage Center, the Rowat Lofts acknowledges the historical integrity of the area with material selections that complement the surrounding historic warehouse structures, including brick and metal cladding on the exterior facade and cedar plank siding featured throughout the entries, circulation areas, and balconies. The crane derrick that was originally used to move large pieces of stone was salvaged from the existing property. Reconstructed within the Rowat Lofts’ courtyard and adjacent public plaza, the crane now serves as a sculptural presence and a nod to the site’s history. A careful balance of materials and contemporary overall design provides a holistic composition that is both respectful to its context while providing the area with a new housing development to contribute to revitalization and economic growth. The Rowat Lofts introduce a variety of 162 apartment units for residential living including micro units, studio units, alcove (hybrid) units, one-bedroom units, and two-bedroom units. ‘Hoteling’ units are also available for residents’ guests. Apartments are accompanied by multiple tenant amenities including a social commons area; an outdoor terrace for individuals to enjoy green space within an urban setting; craft room; conference room; theatre room; fitness area; bike wash station; pet spa; and demonstration kitchen.
